The house is located just outside Budapest, on a hilltop with a panoramic view of the beautiful Pilis mountains. It is only a ten minute drive to the Lycee Francais, fifteen minutes to the StopShop center on Huvosvolgyi ut, and about twenty minutes to AISB in Nagykovacsi. There is a train station five minutes drive from the house, which runs hourly to Nyugati train station in Budapest (link to train schedule: http://elvira.mav-start.hu/elvira.dll/xslms/uf). There is a hypermarket (Auchan) ten minutes away, and lots of shopping options withing five minutes drive (Spar, DM, Plus, Aldi).

My husband and I bought the house eight years ago. It is totally unique by Hungarian standards. It has alot of character, and also has lots of useful space. Before I start uploading pictures, here's some more information:


  • 225 sq. meters. Three (and a half) bedrooms, two full bathrooms, one toilet/wc, large living room with American style kitchen, office, laundry/storage room, upstairs sitting area, study/work area next to kitchen, upstairs play area, storage/play area in the turret above kids' room.


  • Built in 1999 by a very talented stone mason/builder, who lives nearby. The house was built for his family to live in, with lots of little extras.


  • Quality construction inside and out, with a very open floor plan. Wood cathedral ceilings. Stone fireplace, and stonework throughout the house, which combines with the wooden beams to give it a very rustic feel.


  • Brand new (installed in 2008) state-of-the-art, energy-efficient, Wolf heating system with a 300 liter hot water tank.


  • Beautifully landscaped garden, including a pond in back and large flower garden in front. Terraces on both the front and the back of the house. Large wooden shed in back garden for storage.


  • Detached two-car garage with storage shelves.


  • Included in both the sale and rental price: custom built granite-top desk in the office, granite-top kitchen table, hanging pot rack in kitchen, lego/train table in kids' play area, and more...


  • Several items are included in the rental price, but are negotiable in the case of sale. Those items include a large capacity American washer/dryer, huge wine refrigerator, playground (imported from Childlife Play Systems in the US), large outdoor bbq grill, good quality outdoor garden furniture.


  • There is also an option to rent the house partially furnished. We are leaving behind several sofas, a coffee table, a tv with custom built tv cabinet, kids' bedroom furniture, tv/entertainment center in kids' bedroom, bookshelves, etc..

The Garden - We have put loads of work in the garden over the years, and the back garden was redesigned by a landscape gardener four years ago. There are alot of perennial flowers, and some great trees (Japanese Maple, Contorted Chestnut, Weeping Willow). There's also an apple tree in the back. The fish pond (which currently is without fish) has a very easy to maintain filtering system, and a waterfall feature which can also be turned off. There is a three-zone sprinkler system.

This is currently the boys' bedroom. It has a castle theme, which worked perfectly since part of the room is in the turret of the house. There is a sleeping area, which currently has two twin beds but also works well with bunkbeds, and a separate play area (we use it for tv/video games). The walls are artistically painted, but if we rent the house we are happy to have them painted another color.







Bedroom 3.5 - Upstairs
This is currently being used as my daughter's bedroom. It's quite small, but works for a child's room. We are planning to leave behind all the furniture in this room.
